Project involved installation of submetering to quantify total building electrical, gas, steam and chilled water use and patterns. Optimal ventilation, heating and cooling requirements for each area were determined with consideration for space type. The controls system was then reprogrammed to optimally meet those needs and occupancy sensors installed to reduce ventilation during unoccupied times.

The project had verified energy savings of 1,440 MWh, or approximately $218,000 in utility cost savings per year (for electrical, chilled water and steam), which were three times greater than initial project estimates. The project won a Best Practice Award at the California Higher Education Sustainability Conference in 2016.

The building achieved LEED Gold Certification for its innovative HVAC and controls. The LEED enhanced commissioning point was also attained through collaborative Owner’s Project Requirements (OPR), robust equipment acceptance testing, submetering and validation of efficient operations using BAS Trends.
